Bridging finance

Bridging finance is a short-term loan product used to cover the gap between existing financial commitments and the purchase of an asset, usually before long-term financing is secured. It is also known as gap financing, bridge loan, interim financing or swing loan and is typically secured against the asset being purchased and provides short-term liquidity. Bridging loans can be used for the purchase of residential or commercial property, financing a land development or to cover short-term cashflow needs. Bridging Finance is often used for auction finance, below-market-value purchases and distressed purchases.
