Before refinancing a UK property portfolio, work through the seven checks below. They cover the financial, structural and market factors lenders assess, and they determine whether restructuring pays off.
1. LTV headroom across the portfolio and on each individual asset 2. Rental income and debt service coverage ratio (DSCR), including yield stability and void risk 3. Current rate versus available rates, measured on the true all-in cost including fees 4. Early repayment charges and exit fees on the existing facilities 5. Remaining term, covenants and cross-collateralisation in your current agreements 6. Ownership structure (personal, Ltd or SPV) and the tax consequences of any change 7.
